Founded in 2021, Swissroc Asset Management SA is a subsidiary of the Swissroc Group offering investment, asset management, and advisory solutions on the Swiss real estate market for private and institutional clients.
The offer of Swissroc Asset Management SA is structured around three main axes:
Investment solutions (thematic products and vehicles, syndication strategies, transactions)
Real estate asset management
Real estate advisory (in structuring and capital markets).
To date, Swissroc Asset Management SA manages more than CHF 400M in assets, enabling the valuation of a portfolio exceeding CHF 1B in the medium term.
As part of the development of our activity, we are looking for an Asset Management Intern to complete our team and take on new real estate challenges together!
Your mission? Support and assist the Swissroc Asset Management team with specific operational tasks.
More concretely, your main tasks will consist of:
Investor reporting and governance support
– Active participation in the preparation of quarterly, semi-annual, and annual reports for investors.
– Contribution to the development, structuring, and updating of presentation materials for Boards of Directors, General Meetings, and internal committees (marketing, arbitration, development).
– Analysis of budget variances, monitoring of key performance indicators (rents, vacancy, WAULT, cash flow, charges) and preparation of associated summary notes.
– Ensuring reliability, structuring, and updating of portfolio management tools (dashboards, KPIs, rental and financial databases).
Financial management and asset valuation
– Participation in the modeling and updating of building business plans (OPEX, CAPEX, rental assumptions, arbitration scenarios).
– Contribution to asset valuation work (DCF methods, capitalization, comparables).
– Participation in the semi-annual real estate appraisal process: preparation of files, data collection and consolidation, exchanges with independent experts, and follow-up of deliverables.
Operational monitoring and tools
– Monitoring and updating operational dashboards of assets.
– Contribution to the monitoring of real estate commitments, budgets, and action plans defined per asset.
– Participation in the coordination and consolidation of information provided by property managers, technical service providers, and external partners, with a constant goal of data reliability and consistency.
Market watch and cross-functional contribution
– Contribution to market watch (rent evolution, value levels, yields, sector trends).
– Occasional support to Asset Management teams on cross-cutting topics related to valuation, reporting, and continuous improvement of tools and processes.
