Swiss Life is the largest private real estate owner in Switzerland, providing living and working spaces for many people. Around 120 real estate specialists in the Swiss Real Estate division are entrusted with owner responsibilities in portfolio and asset management, construction trust, transactions, ESG, as well as accounting and controlling.
For our portfolio and asset management team of the Swiss Life real estate funds and the investment foundation portfolios, we are looking for you as a committed Asset Manager Real Estate Switzerland.
You will become part of a lively team with a high degree of autonomy and a self-determined daily routine. Your role includes developing property strategies, defining construction projects and managing external property management companies as well as other contractors. With your entrepreneurial thinking and results-oriented working style, you contribute significantly to the success of our real estate vehicles, in which both institutional and private clients invest. Your expertise enables you to collaborate cooperatively and effectively with a wide range of stakeholders
and to professionally enforce the owners' interests.
The Role
- Optimising income and costs for the assigned portfolio, including in Western Switzerland, with uses such as residential, office and retail
- Developing property strategies using economic variant comparisons (including DCF models)
- Defining renovation and conversion projects, preparing investment and profitability calculations as well as preparing and processing investment proposals
- Developing and identifying utilisation reserves (replacement new builds, extensions, densifications, etc.)
- Achieving sustainable quality of construction projects in terms of lettability, costs, durability and ecology
- Managing external property management companies, ongoing exchange with property management team leaders, managing further contractors in marketing, planning and legal areas
- Preparing and controlling the annual budget and ongoing review of the property accounting
- Conducting negotiations with major tenants, neighbours and other stakeholders
Expertise
- Technical, commercial or business administration basic training complemented by a real estate professional qualification (e.g. Swiss federal diploma as real estate trustee and/or real estate valuer, MAS Real Estate Management or similar)
- Very good German and French skills
- Good knowledge of the Swiss real estate industry
- Sound knowledge in the application of financial valuation methods
- Several years of professional experience in a similar or the same role, preferably with management experience
- Solid and practical knowledge in construction as well as tenancy and building law
- You are an entrepreneurially minded and team-oriented personality with negotiation skills and resilience. You convince with result orientation and implementation strength
- User knowledge of MS Office applications, Immopac is an advantage
