Swiss Life Asset Managers is responsible for the real estate asset management of the entire Swiss Life Group as well as third-party business (investment foundations/real estate funds) in Switzerland with a total investment volume of over CHF 40 billion. This includes the exercise of ownership functions in the existing portfolio, the client representative function in renovations and new constructions, the acquisition of existing and new properties, as well as controlling and reporting.
In this exciting environment, we are looking for you as Project Manager / Client Representative (m/f/d) in the Production D-CH team at the main location in Zurich.
The Role
- Active stakeholder management, representing client interests towards contractors, authorities and third parties
- Building the project organization and managing the (external) project teams as well as assuming the interface function to external and internal stakeholders
- Leading projects (developments and existing properties) from building permit/engineering
- Construction trustee management of new build and renovation projects as well as overall responsibility for costs, deadlines and quality requirements in all phases of planning and implementation
- Application management (project and credit applications) and reporting during all construction project phases (development, design, engineering, production)
- Technical due diligence in acquisitions of existing and new construction projects as well as property portfolios
- Supporting portfolio and asset managers in developing property strategies as well as in questions of structural renewal and maintenance needs
- Ensuring the technical, contractual and financial handovers / takeovers of development projects from the engineering phase
Expertise
- Completed technical university or university of applied sciences degree, preferably complemented by experience as client representative
- Completed studies (FH/ETH/University) in the field of construction
- Excellent knowledge of project and construction process management as well as technical understanding with demanding projects in the integrated model / total performance
- Experience in total performance projects as client representative, construction or project manager, in the general contractor / total contractor area or as general planner (at least 5-6 years of professional experience with the same employer). Proof of executed projects from planning to acceptance in Switzerland.
- Competence in the economic assessment of construction projects (construction cost / revenue ratio) / construction cost knowledge (benchmarking)
- Experience in quality and warranty management
- Responsible personality with an entrepreneurial attitude and negotiation skills
- Stakeholder management: good networking in the real estate industry, construction sector, authorities
- Strategic, networked and analytical thinking and acting
- Collaboration outside the management line, interdisciplinary cooperation with other departments / areas in Real Estate CH
- Good legal knowledge (construction, contract, tenancy law) and good knowledge of Swiss standards
- Very good German skills in spoken and written form. English and/or Italian skills are an advantage
