Caretaker, 100% (Administrative Properties)

Wädenswil is an attractive town on the left shore of Lake Zurich with around 26,000 inhabitants. Approximately 380 employees work in the town administration, providing comprehensive services to the population daily.

The municipal properties in Wädenswil are centrally managed. For the maintenance and management of the administrative properties, we are looking for a caretaker starting 1 December 2026 or by arrangement.

Your areas of responsibility include

• independent care and management of the assigned properties as well as ensuring a reliable, safe and economical building operation
• carrying out regular inspection, operational and safety rounds, monitoring the condition of the buildings as well as early detection, assessment and reporting of defects and damages
• performing minor repair, maintenance and refurbishment work within your own area of competence
• monitoring, operating and initial assessment of building technical systems, in particular heating, ventilation, electrical, lift and locking systems as well as fire and security installations
• coordination and supervision of maintenance, inspections and recurring checks
• independent processing and documentation of orders and pending tasks in the CAFM system as well as maintenance of relevant operational, system and property data
• obtaining and checking craftsman quotes in consultation with the head of operational maintenance as well as coordinating, instructing and supervising external craftsmen and service providers
• checking the work performed as well as verifying the associated reports and invoices
• professional and personnel management of the assigned cleaning staff as well as ensuring and controlling the cleaning
• support with grounds maintenance and snow clearance as well as in the BeSibe area
• participation in operational and technical optimisations of the properties as well as willingness to take on on-call duty

Your profile

• completed craft or technical vocational training, preferably in the fields of building technology, electrical, HVAC, operational maintenance or a comparable professional field
• several years of professional experience in technical building maintenance, facility management or a comparable function
• training as a caretaker with a federal certificate of competence is an advantage
• pronounced manual skills and good technical understanding
• ability to independently assess technical faults and defects and initiate appropriate measures
• knowledge in the areas of occupational safety, fire protection and building security is an advantage
• experience in leading or coordinating employees is an advantage
• independent, structured and reliable working style as well as a high sense of responsibility and quality awareness
• ability to prioritise tasks and pending matters sensibly and complete them consistently
• service-oriented and friendly manner as well as good communication and teamwork skills in dealing with administrative staff, authorities, external service providers and cleaning personnel
• good oral and written German skills
• good IT user skills and willingness to work consistently with digital tools and CAFM systems
• driving licence category B
