As part of our development, we are looking for our Vevey agency, a:
Property & Condominium Manager at 100%
Your missions:
You ensure the administrative, technical and financial management of a property portfolio, in accordance with the owners' instructions, legislation and company directives. To do this, you carry out the following tasks:
Administrative part:
- Handle administrative tasks related to rental, including drafting leases and processing terminations,
- Ensure appropriate management of rent increases, indexations, staggerings and reductions,
- Coordinate the management of unpaid rents,
- Validate billing of fees related to routine management,
- Handle complaint management,
- Draft various correspondence and administrative tasks related to the position.
Technical part:
- Be the contact person for our tenants and owners by resolving technical issues of the property portfolio,
- Be the contact person for concierges, establish their specifications,
- Carry out preliminary, entry and exit inspections,
- Prepare exit statements following exit inspections,
- Ensure the preparation of work orders, requests for quotes and follow-up of their execution,
- Manage claims and maintenance contracts,
- Carry out routine maintenance work and monitor invoicing,
- Ensure compliance of properties according to evolving legislation,
- Plan inspections and annual visits of concierges and buildings,
- Prepare correspondence and manage telephone contacts with tenants, concierges, insurers, project managers.
Condominium part:
Be the contact person for co-owners, companies, partners, authorities, etc. Ensure the technical management of common areas of the condominium, such as:
- manage claims,
- manage maintenance and renovation work,
- process invoices,
- manage concierge services. Prepare a budget and monitor it, convene the general assembly, chair it, ensure the preparation of the minutes and guarantee follow-up of decisions, convene and ensure the conduct of committees, prepare correspondence related to the condominium,
Your profile:
- You have similar experience in a property management company in Switzerland,
- You hold a commercial apprenticeship certificate and have completed further training in real estate (Immobail/Immotechnique),
- You have a good knowledge of building technology,
- You are able to manage the follow-up of routine maintenance work and claims,
- You appreciate the variety of activities that lead you to handle both building technology issues and conduct ordinary general meetings and management committees,
- You have a sense of responsibility and demonstrate excellent prioritisation and management of complex situations,
- As a contact person, you enjoy leading meetings and daily exchanges with your partners: co-owners, companies and colleagues,
- You express yourself perfectly in French with good writing skills,
- You are comfortable with IT tools (Word, Excel, Outlook), knowledge of Quorum software would be a plus,
- You hold a driving licence.
