Construction Site Manager - Energy Renovations Service
Your responsibilities
You support property owners in their renovation and energy refurbishment projects of their assets. To do this, you ensure the technical, administrative and financial management of residential building renovation works, while guaranteeing compliance with current standards, respect for deadlines, budget and safety. You organise your work with great autonomy, in close connection with the property management teams.
- Preliminary project: you visit the building, carry out quick measurements and estimate the cost of the works based on your experience, with an accuracy of ± 25%, without requesting quotes,
- Proposal to the owner: in collaboration with the building management team, you present the recommended works, budget and schedule, and obtain their approval,
- Coordination of specialists: when the project requires, you commission and coordinate the architect (plan submission), civil engineer, HVAC engineer or thermal engineer,
- Calls for tenders and awards: you consult companies, compare offers, negotiate and award the works,
- Financing and subsidies: you prepare construction loan files for banks and subsidy applications,
- Site supervision: you maintain the schedule, conduct regular visits, coordinate the companies and, with the management team, ensure tenant communication,
- Financial management: you check statements and invoices, authorise payments and monitor the budget, in coordination with the portfolio manager responsible for the building management,
- Closure: you prepare the final account and finalise the subsidies.
You work in tandem with the department head and rely on the property management teams (administration, technical, legal).
Your profile:
- Federal VET Diploma in a building trade (building draughtsperson, construction or finishing trades); a site manager certificate or a higher technical diploma is an asset,
- Proven experience in site management in a general contractor company, or site supervision in an architectural office or property management company in Switzerland,
- Ability to plan, organise and manage renovation projects, ensuring respect for deadlines, budgets and quality requirements,
- Good knowledge of applicable laws and standards in Switzerland and in the canton of Neuchâtel, as well as market prices,
- Ability to make estimates based on rough measurements,
- Financial and administrative proficiency: ease with figures and financial monitoring of projects (budgets, statements, invoices and accounts), as well as financing procedures and subsidy files,
- Interest in energy renovation: awareness of issues related to the building envelope, heat pumps and technical installations,
- Autonomy, rigour, sense of priorities and responsibilities, analytical mind and ability to identify problems and propose effective solutions,
- Excellent written and oral communication, negotiation skills and ease in dealings with clients, subcontractors, architects and other partners.
- Proficiency in common office software tools.
We offer:
- Great autonomy and real control over your projects,
- Human-scale renovation projects, mainly in the canton of Neuchâtel,
- Strong internal support,
- A lasting relationship with owners, beyond the completion of individual sites,
- A modern and pleasant working environment,
- A friendly and dynamic agency within a highly reputable group,
- Attractive employment conditions and social benefits,
- A stable position.
