Over the past ten years, we at crowdhouse (Switzerland) AG have evolved from one of the most successful start-ups to one of the most significant real estate asset managers in Switzerland. We have revolutionised property ownership and made the purchase and sale of investment properties transparent, accessible, and efficient through our proprietary software. Today, we are responsible as asset managers for a residential property portfolio valued at more than CHF 1.8 billion.
We are now facing our next growth phase, aiming to break into the top 10 largest Swiss real estate asset managers within the next five years. Our mission is to actively create more living space. Therefore, we specialise particularly in larger residential construction projects (usually from CHF 20 million GAV). We accompany the development, construction, and initial letting and subsequently take over the intergenerational management of the properties.
Job Summary
In this role, you are responsible for the strategic and operational management, monitoring, and development of a growing residential yield property portfolio in German-speaking Switzerland. You act in the interests of our investors, represent the owner’s role, identify opportunities, realise potential, and consistently implement the defined strategy and business plan with internal and external parties. You also contribute to the acquisition of new properties – from due diligence, analysis, property strategy, multi-year business and lifecycle plans to preparing investment decisions and fundraising.
You independently manage your own portfolio and develop it strategically and operationally. You control all areas along the value chain from marketing and letting through to management and reporting, ensuring rental and value growth returns according to jointly developed targets. You conduct the external technical management in a fiduciary capacity: you develop the concept and strategy, set them, and review their implementation.
The focus of this role is not operational property management but the economic control and further development of a high-quality residential property portfolio. You analyse investments, develop business cases, value properties, derive recommendations from financial and market data, and make well-founded investment decisions. Together with internal and external specialists, you develop strategies for the sustainable value enhancement of our properties and implement them consistently. Operational management is carried out by external partners, whom you manage on the owner’s side.
This role is aimed at analytically strong real estate professionals with pronounced financial understanding who want to manage the economic success of a property portfolio.
What you will achieve
Leading and optimising your own property portfolio according to the strategy, business plan, and management directives
Continuous monitoring and optimisation of properties regarding yield, costs, potential, and vacancy
Analysis of the financial performance of your portfolio based on KPIs, business cases, cash flows, and return metrics
Identification of value enhancement, optimisation, investment, repositioning, and development opportunities
Preparation of multi-year business, life-cycle, and cash flow plans as well as analysis of opportunities and risks in the real estate market
Ongoing reporting to management and our investors (Investor Relations, including reports on financial results based on the Swiss GAAP FER annual financial statements)
Participation in annual investor meetings to inform about investment progress and present resolutions
Development and implementation of property and portfolio strategy as well as management of marketing, letting, administration, and accounting with the Director of Asset Management
Continuous monitoring of all ongoing developments as well as letting and management activities
Maintaining contacts with partners, appraisers, investors, banks, and consultants and representing the company as needed
Participation in acquisition selection and due diligence processes including preparation of investment decisions
What you bring
Completed studies (FH/University) in real estate, business administration, finance, banking, or real estate management or a comparable qualification with appropriate further education (MAS Real Estate Management, CUREM, MSc Real Estate, CAS/MAS Real Estate Finance, Chartered Financial Analyst (CFA) advantageous, Swiss Federal Diploma Real Estate Trustee, Swiss Federal Diploma Real Estate Economist, Real Estate Appraiser with Swiss Federal Certificate or similar)
Several years of professional experience in asset management, portfolio management, investment management, transaction management, or real estate finance
Experience in building and modelling complex Excel financial models
Sound knowledge of financial analysis, annual financial statements, and Swiss GAAP FER
Experience with investment calculations, sensitivity analyses, and portfolio optimisations
Experience collaborating with technical departments or technical property management
Strong analytical skills and experience interpreting market and property analyses and implementing them into action plans
Excellent communication and negotiation skills
Strong organisational skills
Knowledge of relevant legal and regulatory requirements in the real estate industry
Confident use of common IT tools and software in real estate management
