Role:

For an established real estate company in the Wil / St. Gallen region, we are looking for an experienced and service-oriented individual for the independent management of a diverse real estate portfolio. The company specialises in the professional management of residential and commercial properties and combines personal advice with a clear focus on value preservation, return, and long-term owner interests.

In this role, you take on a central position between ownership, tenants, caretakers, and external service providers. You manage your properties holistically, make operational decisions, and ensure that technical, commercial, and tenancy law matters are efficiently coordinated.

Your Portfolio - Your Area of Responsibility

• Independent management of a varied real estate portfolio

• Direct communication with owners and short decision-making paths

• Comprehensive management with a focus on long-term value preservation

• High level of personal responsibility and scope for design within your own portfolio

• Collaboration with experienced professionals from property management and real estate accounting

• Broad service environment with rental properties, condominium ownership, initial and re-letting, as well as real estate consulting

• Flexible working hours between 70 and 100 percent

• Well-located workplace in the Wil / St. Gallen region

Responsibilities:

• You independently manage residential and commercial properties and represent the interests of the owners.

• You are the central contact person for owners, tenants, caretakers, and external partners.

• You manage tenancy agreements from letting through contract changes to termination and re-letting.

• You organise and conduct handovers and inspections of apartments and properties.

• You coordinate repair, maintenance, and refurbishment measures with craftsmen and other specialist partners.

• You obtain quotes, assess them, and oversee the implementation of the corresponding work.

• You professionally and solution-orientedly handle rent adjustments, contract issues, and other tenancy law matters.

• You continuously monitor vacancies, maintenance costs, and the economic development of your properties.

• Together with real estate accounting, you clarify ancillary costs, billing, and other financial matters.

• You prepare information, budgets, and decision-making bases for the owners.

• You support the planning and coordination of major maintenance or renovation measures.

• Through your forward-looking management, you actively contribute to the preservation of value and sustainable development of the properties - both are part of the company’s proven management approach.

Qualifications:

• Completed commercial or comparable basic training related to the real estate industry

• Further training as a Property Manager with Federal Diploma or a comparable qualification is an advantage

• Several years of experience in the independent management of rental properties

• Good knowledge in managing residential and ideally commercial properties

• Sound understanding of Swiss tenancy law

• Technical understanding of maintenance, renovation, and refurbishment topics

• Experience in direct communication with private or institutional owners

• Confident handling of common property management and office applications

• Very good German language skills in spoken and written form

• Driving licence category B is an advantage

• Independent, structured, and forward-looking working style

• Negotiation skills and confident manner towards tenants, owners, and service providers
