Senior Client Representative & Project Manager (m/f/d)
Salary - CHF135,000 - 140,000Role:
On behalf of the client, we are looking for an experienced individual as Senior Client Representative & Project Manager in Real Estate Development for the owner-side management of demanding residential and real estate projects. You will take overall responsibility for all SIA phases and accompany the projects from development and acquisition through planning and realisation to successful handover. In addition to managing construction costs, schedules and quality, you will assess profitability and project risks and coordinate external planners, specialists and companies. The role combines professional client representation and project development with investment topics, due diligence and entrepreneurial project management.
Responsibilities:
Owner-side overall management of new build, conversion and residential projects across all relevant SIA phases
Management of projects from development and planning through tendering and realisation to handover
Leadership and coordination of architects, specialist planners, experts, general/total contractors and other project partners
Responsibility for overarching cost, schedule, quality and risk management
Participation in the development and optimisation of real estate projects regarding use, operation, marketing and sustainability
Preparation, review and negotiation of planner, contractor and work contracts
Validation of construction cost estimates, cost quotations and investment budgets from external project partners
Conducting project controlling and forecasting as well as preparing decision-making bases for owners and investors
Support of potential real estate acquisitions within the framework of technical and economic due diligence
Preparation and assessment of profitability and investment calculations for development and acquisition projects
Participation in contract, purchase price and financing negotiations as well as in the preparation of loan applications
Identification and management of project, cost, schedule and development risks throughout the entire project lifecycle
Qualifications:
University degree in architecture, civil engineering FH/ETH or comparable construction-related education
Several years of experience in client representation, real estate development or management of complex building projects
Sound knowledge of the SIA phases as well as planning and realisation processes in Swiss residential construction
Experience in construction cost management, contract law, project controlling and external planner management
Knowledge of due diligence, profitability calculations and real estate investments is an advantage
Further training in construction or real estate management, for example CUREM, is an advantage
Fluent German skills as well as good English skills
