Role:
On behalf of a client, we are seeking an experienced professional for client representation and management of demanding building and real estate projects in the public and institutional environment. You will take responsibility for new builds, conversions, renovations and maintenance projects from strategic project development to commissioning. The focus is on project management, cost and schedule control, public procurement as well as coordination of interdisciplinary planning teams. The position combines demanding construction project management with sustainable real estate development, high building culture and digital planning processes.
Responsibilities:
Independent client representation and project management of small to large new build, conversion, renovation and maintenance projects across all relevant SIA project phases
Overall responsibility for project control regarding quality, costs, schedules, risks and approved project credits
Development of project definitions, space programmes, feasibility studies and project bases in collaboration with users and internal specialist departments
Leadership and coordination of external architects, specialist planners, client advisors and contractors throughout the entire project execution
Organisation and support of planner selection procedures, tenders and awards considering public procurement and IVöB regulations
Assessment of architectural concepts, project variants and technical solutions regarding building culture, cost-effectiveness, sustainability and user requirements
Monitoring of project budgets, cost estimates, forecasts and billing as well as ensuring compliance with approved investment credits
Management of approval procedures and coordination with authorities, users and other project participants
Integration of sustainable building concepts, energy-efficient building technology and lifecycle-oriented real estate strategies into project development
Application of digital planning and construction processes, especially BIM, digital project management and structured document management
Conducting project reviews, quality controls and risk assessments as well as preparing project reports and decision-making bases
Support of building inspections, commissioning and project completions including handover to facility management and property operations
Qualifications:
Completed architecture degree ETH/FH or comparable higher education in civil engineering or construction project management
Several years of professional experience in managing complex building projects, preferably in client representation or institutional real estate management
Solid knowledge of project management according to SIA, especially in project development, cost planning, schedule control and quality assurance
Knowledge of public procurement, especially IVöB, as well as experience with planner selection procedures and public tenders is an advantage
Expertise in architecture, building construction, sustainable building and lifecycle-oriented real estate development
Experience with digital planning processes, BIM and project management software as well as confident use of MS Office
Very good German skills for tenders, project reports, contract negotiations and official procedures
