Construction Manager Building Construction (m/f/d)

Role:

On behalf of a client, we are looking for an experienced professional as a Construction Manager Building Construction for the independent management and supervision of demanding new build, conversion and renovation projects in a professional construction and architectural environment. You will take on operational site management, coordinate all contractors and suppliers, and ensure economical as well as high-quality construction execution. You will be responsible for cost, schedule and quality control, conduct tenders and contract negotiations, and optimise construction processes in compliance with SIA standards and Swiss building regulations. The position offers a varied range of tasks with high personal responsibility and comprehensive competencies in construction execution.

Responsibilities:

• Building Construction Management: Independent leadership, organisation and supervision of new build, conversion and renovation projects throughout the entire implementation phase

• Site Coordination: Leadership and coordination of contractors, subcontractors and suppliers as well as organisation of all construction processes

• Schedule Management: Creation, monitoring and ongoing optimisation of construction programmes, schedules and project milestones

• Cost Control: Monitoring of construction costs, budgets, contractor invoices and cost forecasts using BKP/eBKP-H

• Tendering and Awarding: Preparation of specifications, conducting submissions, comparing offers and contract negotiations

• Contract and Change Management: Review and processing of contracts, change orders, extra work and final accounts according to SIA 118

• Quality Assurance: Monitoring proper construction execution, checking building materials and execution details, and ensuring agreed quality standards

• Site Meetings and Reporting: Leading site meetings, preparing minutes, action lists and construction progress reports

• Coordination of Specialist Planners: Coordination with architects, structural engineers, building services planners and authorities to ensure smooth construction processes

• Site Safety: Monitoring compliance with relevant SUVA regulations, safety concepts and legal requirements on site

• Construction Acceptance and Defect Management: Organisation and execution of interim and final inspections as well as systematic recording and follow-up of construction defects

• Construction Administration: Maintenance of project documentation, checking measurements and contractor invoices, and preparation of handover of the building

Qualifications:

• Education: Completed basic construction technical training with further qualification as a federally certified construction manager building construction, certified technician HF construction planning/construction management or architect FH/ETH

• Professional Experience: Several years of experience in independent construction management and coordination of demanding building construction projects in Switzerland

• Expertise: Profound knowledge in building construction, execution planning, site organisation and construction technical processes

• Cost and Contract Management: Experience in tendering, submissions, contract negotiations, construction cost control and change management

• Standards and Regulations: Very good knowledge of Swiss SIA standards, especially SIA 118, as well as relevant building regulations and SUVA safety requirements

• Software: Good knowledge of Microsoft 365, especially Excel, as well as experience with construction administration software such as Messerli BAUAD or comparable systems

• Languages and Mobility: Very good German skills in spoken and written form as well as driving licence category B
