Project Manager Client (m/f/d)
Salary - CHF130,000 - 135,000Role:
On behalf of the client, we are looking for an experienced professional for the client-side project management and strategic development of a high-quality real estate portfolio. You will represent the owner in demanding residential construction, development, and existing projects and manage these from planning through tendering and realisation to commissioning and handover to property management. In addition to classic client representation, you will be involved in portfolio, investment, and lifecycle decisions as well as acquisitions and due diligence processes. The position combines demanding construction with real estate economics and long-term portfolio and asset management.
Responsibilities:
Client-side overall project management of a large residential construction project from preliminary design to handover to property management
Management of further new build, conversion, renovation, and renewal projects within the own real estate portfolio
Leadership and coordination of architects, specialist planners, experts, total/general contractors, and other project participants
Responsibility for costs, schedules, quality, services, and project risks
Support of tendering, planner and contractor selection, as well as awarding and contract processes
Representation of the ownership towards authorities, neighbours, planners, companies, and other stakeholders
Ensuring ongoing alignment between project order, owner strategy, and management requirements
Preparation of decision bases, investment proposals, cost forecasts, and management reports
Management of acceptances, commissioning, defect management, and handovers to property management
Ongoing assessment of building condition, renovation needs, and development potential in the existing portfolio
Derivation and prioritisation of investment and maintenance measures over the real estate lifecycle
Development and maintenance of cost, condition, and portfolio key figures as well as participation in due diligence, acquisitions, and digitalisation projects
Qualifications:
Completed studies as Architect ETH/FH or equivalent recognised higher education
Several years of experience in client representation and project management across all planning and realisation phases, preferably in residential construction
Solid experience with existing properties, renovations, and complex development projects
Good knowledge of cost, schedule, quality, risk, and contract management as well as relevant SIA standards
Strong understanding of real estate economics, lifecycle costs, and portfolio decisions; further education in real estate management is an advantage
Experience with due diligence, acquisition, or portfolio analysis processes is an advantage
Fluent German skills as well as good English skills
