CONSTRUCTION MANAGER (m/f/d)

Role:

On behalf of a client, we are looking for an experienced professional for construction management, project management, and realisation of demanding residential construction projects in a professional architectural environment. You will take responsibility for the operational implementation of new build and conversion projects and coordinate all parties involved from work preparation to successful building acceptance. The focus is on local construction management, contractor coordination, schedule and cost control, as well as ensuring a high quality of execution in residential construction. The position offers diverse construction projects, independent responsibility, and the opportunity to realise high-quality residential buildings through structured project organisation and sound technical expertise.

Responsibilities:

• Independent local construction management of residential projects with responsibility for organising, coordinating, and supervising all construction work on site

• Project management and construction execution according to SIA phases with a focus on tendering, realisation, commissioning, and project completion

• Scheduling and construction process control including preparation of construction programmes, coordination of trades, and monitoring of all project milestones

• Construction cost controlling and budget monitoring with control of contractor services, review of cost developments, and ensuring economical construction processes

• Leadership and coordination of executing companies with alignment of workflows, monitoring of service delivery, and enforcement of agreed quality standards

• Tendering and awarding management including preparation of specifications, obtaining and evaluating contractor offers, and preparing awarding decisions

• Quality assurance in residential construction with inspection of shell construction, building envelope, interior finishing, and technical installations regarding execution quality and planning specifications

• Coordination with architects and specialist planners to clarify technical interfaces, constructive details, and project-relevant execution questions

• Organisation and leadership of construction meetings with structured minute-taking, task distribution, and follow-up of agreed measures

• Change order and invoice management including verification of quantities, time reports, contractor invoices, and project-related service changes

• Organisation and execution of building acceptance including defect recording, inspection of completion works, and coordination of defect rectification

• Project handover and warranty management including preparation of final documentation, support of the client, and monitoring of necessary guarantee work

Qualifications:

• Completed training as a construction manager in building construction or a comparable technical qualification, for example as a HF technician in construction planning or with corresponding further training

• Several years of professional experience in Swiss construction management with proven practice in the realisation of residential construction projects

• Sound knowledge of Swiss construction processes and SIA standards as well as experience in independent organisation and control of construction sites

• Confident handling of cost, schedule, and quality management as well as practical experience in tendering, contractor coordination, and construction accounting

• Good knowledge of common construction administration and project management software as well as confident use of digital plan documents and Microsoft Office

• Strong organisational skills and assertiveness combined with an independent, structured, and responsible working style

• Very good German language skills in spoken and written form for client discussions, contractor negotiations, site meetings, and coordination of all project participants
