Role:

On behalf of a client, we are seeking an experienced professional for the independent construction management and realisation of demanding building construction projects within an established Swiss architecture and construction management environment. You will take responsibility for the operational construction execution, site organisation and coordination of all contractors and specialist planners from construction preparation to handover to the client. Central tasks include tendering and awarding, cost and schedule monitoring, quality assurance as well as change order and defect management. The position combines independent construction management responsibility with close collaboration with project management and the implementation of high-quality new build and refurbishment projects.

Responsibilities:

• Independent on-site construction management of building projects during the execution and realisation phase according to SIA standards

• Participation in clearing requirements and site preparation including technical clarifications, site organisation and execution coordination

• Preparation of specifications and tender documents as well as conducting tenders, comparing offers and awarding contracts

• Support in the preparation and review of construction contracts and order confirmations considering SIA 118 and contractual performance requirements

• Development, management and monitoring of construction programmes and schedules including construction process planning, milestone control and coordination of trades

• Management and coordination of construction companies, craftsmen and specialists as well as monitoring proper and timely execution

• Organisation and leadership of construction meetings including minute-taking, action item tracking and follow-up of agreed measures

• Conducting regular site and quality inspections regarding execution plans, materials, building regulations and technical standards

• Maintaining the construction journal and site documentation as well as ongoing reporting to project management

• Coordination between internal and external specialist planners, authorities, clients and contractors to clarify technical and organisational interfaces

• Handling buyer and client changes including technical review, cost and schedule impacts as well as coordination of implementation

• Support in construction cost management including cost estimates, specifications, quantity controls, invoice verification and contractor billing

• Organisation and execution of interim and final inspections as well as accompanying project handover to the client

• Coordination and monitoring of defect rectification and two-year warranty work including warranty inspections and final documentation

Qualifications:

• Completed basic training in construction, for example as a draughtsperson EFZ specialising in architecture or bricklayer EFZ, ideally with further training as a construction manager building construction or technician HF construction planning

• Extensive professional experience in independent construction management of building projects in the Swiss construction and real estate market

• In-depth knowledge of construction execution, site organisation, construction process planning and cross-trade coordination

• Very good knowledge of Swiss SIA standards, especially SIA 118, as well as relevant building regulations, construction contracts and execution standards

• Experience in tendering, awarding procedures, quantity controls, invoice verification and construction cost management

• Very good user knowledge of Microsoft Office and common construction administration software, for example Messerli, Provis or comparable systems

• Very good German language skills in spoken and written form for construction meetings, contract documents, construction journals and communication with clients and companies
