Client Representative (m/f/d)
Salary - CHF145,000 - 150,000Role:
On behalf of our client, we are looking for an experienced Senior Client Representative / Project Manager Development & Construction for the independent development and realisation of demanding real estate projects. You represent the owners’ interests throughout the entire project lifecycle and manage development, new build and renovation projects from strategic conception and building permits to realisation and handover. In addition to costs, deadlines, quality and risks, you are responsible for profitability analyses, tender procedures and the management of external planning teams. The role combines real estate development, client representation, investment understanding and strategic asset management at a senior level.
Responsibilities:
Assuming client representation and overall project management for complex development, new build and renovation projects
Managing all planning, approval and realisation phases up to acceptance and handover
Independent project development up to building permit including conception, product definition and positioning
Evaluation, commissioning and management of architects, specialist planners, construction managers, general contractors/specialist contractors and specialists
Overall responsibility for costs, deadlines, quality, project risks and target achievement
Development of development strategies, variant studies and decision templates
Preparation and assessment of profitability, investment and lifecycle calculations
Conducting market, location, demand and potential analyses
Responsibility for project budgets, forecasts, controlling and management reporting
Management of tenders, planner and contractor awards as well as contract and change order management
Conducting due diligence reviews and valuation of land, existing properties and development potentials
Advising asset management on construction-technical, economic and marketing-relevant issues
Qualifications:
University degree as Architect ETH/FH, Civil Engineer ETH/FH or comparable qualification
Further training in construction/project management, real estate management or business administration such as MAS, MBA, CUREM or MScRE is an advantage
At least 10 years of professional experience in project development and project management, including at least 5 years in a responsible client role
Solid experience with competitions, selection procedures, tenders, awards as well as planner and work contracts
Very good knowledge of Swiss planning and approval procedures, SIA standards as well as construction and contract law
Strong competence in profitability calculation, investment planning, project controlling and risk management
Fluent German skills, French skills and experience with Provis are an advantage
