Role:
On behalf of a client, we are looking for an experienced professional for local construction management and realisation of demanding building and real estate projects in an established Swiss real estate and construction management environment. You will take operational responsibility for coordinating, monitoring and quality assurance of construction work and accompany diverse construction projects until successful completion. The focus is on leading executing companies, enforcing contractual services and efficiently controlling quantities, invoices and construction progress. The position combines practical site management with professional construction cost and quality management and offers the opportunity to participate in complex new build, site development and large-scale projects.
Responsibilities:
Independent execution of local construction management for demanding building, new build and real estate development projects
Coordination and leadership of executing companies and trades to ensure an orderly and efficient construction process
Monitoring construction execution regarding quality, deadlines, technical specifications and contractually agreed services
Organisation and conduct of construction meetings and contractor discussions including minute-taking, action item management and follow-up control
Verification and control of quantities, contractor invoices and performance records to ensure correct and timely invoice processing
Monitoring and enforcement of contracts and service agreements considering SIA standards and project-specific contractual bases
Control of construction quality and execution details including defect recording, coordination of rectifications and review of completed work
Creation and monitoring of construction schedules and detailed timelines as well as early detection of schedule deviations and execution risks
Coordination of technical interfaces between trades and alignment with architects, specialist planners and project managers
Development of practical solution proposals for technical and organisational problems during construction execution
Regular reporting to project or overall project management including construction progress, cost development, quality status and open actions
Preparation and execution of construction handovers and project completions including defect management, construction documentation and final invoice control
Qualifications:
Completed basic construction technical training, for example as a draftsman/woman EFZ specialising in architecture, bricklayer EFZ or a comparable construction profession
Further training as a certified construction manager building construction or technician HF construction planning or several years of relevant professional experience in local construction management
Solid experience in coordinating and monitoring executing companies on demanding building projects, ideally also on large construction sites
In-depth knowledge in verifying quantities, contractor invoices and contract services as well as in construction cost and change management
Good knowledge of Swiss SIA standards, especially SIA 118, as well as construction technical execution standards and relevant building regulations
Experience in construction scheduling, deadline monitoring, quality assurance and defect management as well as confident use of common construction administration and project management software
Very good German language skills in spoken and written form for construction meetings, contractor coordination, site reports and communication with project and overall project management
