Project Manager Client Representation (m/f/d)

Role:
On behalf of the client, we are looking for an experienced professional for client-side project management of demanding real estate and residential construction projects. You will independently manage new build and renovation projects and represent the interests of institutional and private property owners from project definition to turnkey handover. The focus is on strategic project development, cost, schedule and quality control as well as the management of external planning teams and executing companies. The position combines client representation, real estate development and sustainable construction management with high personal responsibility and diverse projects in residential construction.
Responsibilities:
Independent client-side project management of new build, conversion and renovation projects with a focus on residential properties
Overall responsibility for managing construction projects from strategic planning and project definition to turnkey handover
Representation of the interests of institutional and private property owners vis-à-vis architects, specialist planners, authorities and executing companies
Responsibility for client-side cost, schedule and quality management including monitoring of project budgets, milestones and performance targets
Preparation of building condition analyses and structural potential studies to assess renovation needs, development opportunities and investment measures
Development of project definitions, feasibility studies and decision-making bases taking into account technical, economic and building law framework conditions
Technical and organisational leadership of external planning teams as well as coordination of general planners, specialists and executing companies
Management of project execution through the relevant SIA service phases including review of planning status, project progress and agreed services
Review of cost estimates, quotations, contractor offers and change orders as well as ensuring economical project implementation
Support of tenders, awards and contract negotiations with planning offices, general contractors and other project partners
Consideration of sustainability, energy efficiency and lifecycle criteria in the development and realisation of real estate projects
Organisation and support of construction inspections, defect rectifications and handovers as well as ensuring complete project documentation
Qualifications:
Completed studies as an architect ETH/FH, civil engineer ETH/FH or comparable higher education in construction or real estate
Several years of professional experience in managing demanding building projects, preferably in residential construction as well as new build and renovation projects
Practical experience in client representation or client-side project management and collaboration with institutional property owners is an advantage
Sound knowledge in cost, schedule and quality control, project development and management of construction projects through the relevant SIA service phases
Experience in leading external planning offices and executing companies as well as in the technical and economic assessment of construction projects
Further training in client consulting, real estate development, project management or sustainability is an advantage as well as confident use of digital project management and controlling tools
Very good German language skills in spoken and written form as well as experience in negotiation, preparation of decision-making bases and communication with ownerships and authorities
