Senior Construction Manager Building Construction (m/f/d)

Role:

On behalf of a client, we are looking for an experienced professional for local construction management, project control, and realisation of demanding large residential construction projects. You will take responsibility for extensive construction projects or independent project sections from tendering and contract awarding to completion and handover. The focus is on coordinating all contractors, cost, schedule and quality management, as well as the technical and organisational leadership of complex construction processes. The position combines high personal responsibility with interdisciplinary collaboration and the opportunity to professionally support younger construction managers and significantly shape the successful implementation of large residential construction projects.

Responsibilities:

• Independent local construction management of large residential construction projects with responsibility for organising, controlling, and monitoring construction execution from tendering to project completion

• Construction project management according to SIA phases with a focus on tendering, awarding, realisation, commissioning, and completion of extensive building projects

• Leadership and coordination of all contractor services with coordination of trades, monitoring construction progress, and ensuring smooth execution processes

• Scheduling and construction process control with creation and monitoring of detailed construction programmes, coordination of key milestones, and initiation of appropriate measures in case of deviations

• Construction cost controlling and budget monitoring with control of contractor services, cost developments, change orders, and project-related billing

• Quality management in construction execution with monitoring of agreed execution standards, checking technical details, and ensuring compliance with relevant SIA standards

• Tendering and awarding management with examination of specifications, evaluation of contractor offers, and conducting awarding negotiations

• Leading construction and coordination meetings with internal and external project partners including minute-taking, task distribution, and follow-up of agreed measures

• Coordination with clients, architects, and specialist planners to clarify technical interfaces, structural issues, and project-relevant decisions

• Change order and billing management with checking quantities, time reports, contractor invoices, and final accounts

• Organisation of construction inspections and project handovers with defect recording, monitoring of completion work, and coordination of defect rectification

• Professional support of younger construction managers by sharing practical experience, accompanying demanding execution issues, and promoting efficient construction management processes

Qualifications:

• Completed further education as a federally certified construction manager building construction, HF technician building construction, or a comparable recognised construction technical qualification

• Several years of solid professional experience in Swiss construction management, ideally with proven responsibility for large-scale residential or building projects

• In-depth knowledge of Swiss SIA standards and construction processes as well as extensive experience in independently managing complex construction sites

• Proven competence in cost, schedule, and quality management including tendering, contractor awarding, contract negotiations, and construction billing

• Confident handling of Microsoft Office and digital construction administration software, for example Provis, Bluebeam, or Dalux

• Strong leadership and coordination skills with negotiation skills, assertiveness, initiative, and experience in professionally supporting younger construction managers

• Very good German language skills in spoken and written form for client discussions, contractor negotiations, project documentation, and leading interdisciplinary construction meetings
