Role:
On behalf of the client, we are looking for an experienced professional as a project manager for building construction with overall entrepreneurial responsibility for demanding new build, conversion and turnkey building construction projects in the Zurich area. You will manage all project phases from execution preparation through tendering, awarding, construction execution and cost controlling to turnkey handover to the client. You will lead interdisciplinary project teams, coordinate subcontractors and specialist planners and ensure compliance with quality, cost, schedule and economic objectives. The position combines overall project management, construction management, contract management and entrepreneurial project control with comprehensive responsibility for the successful realisation of complex construction projects.
Responsibilities:
Overall project management building construction: Independent management of building construction projects from project takeover to turnkey handover
Entrepreneurial project responsibility: Responsibility for the technical, organisational and economic handling of all project services
Project control and construction organisation: Planning, coordination and monitoring of construction processes, resources, project milestones and execution processes
Tendering and submission: Preparation and coordination of specifications, tender documents, request for quotations and bid evaluations
Award and contract management: Negotiation and awarding of subcontractor and sub-planner services as well as review and management of the corresponding contracts
Cost and budget controlling: Monitoring of project budgets, cost targets, change orders, invoice checks and cost forecasts
Schedule and quality management: Ensuring compliance with construction programmes, execution deadlines, quality standards and contractual performance requirements
Leadership of project teams: Technical and organisational leadership of project managers, site managers and other internal project participants
Coordination of specialist planners and contractors: Coordination with architects, structural engineers, building services planners, executing companies and authorities
Client support: Central contact person for clients on technical, economic and organisational project issues
Billing and post-calculation: Review of contractor invoices, final invoices and post-calculations to assess project profitability
Project development and calculation: Collaboration with internal departments on project optimisations, cost calculations, execution variants and overall economic solutions
Qualifications:
Education: Completed training as a certified construction manager HFP, certified technician HF building planning / building construction, architect FH / ETH or civil engineer FH / ETH
Professional experience: Several years of experience in independent project management and realisation of demanding building construction projects in the Swiss construction industry
Overall project handling: Sound knowledge in tendering, awarding, construction execution, cost control, scheduling and turnkey project handover
Contractor and contract management: Experience in managing subcontractors, sub-planners, work contracts, change orders and project billing
Project team leadership: Proven experience in the technical and organisational leadership and further development of project teams
Standards and construction industry: Very good knowledge of Swiss construction practice, relevant SIA standards, especially SIA 118, as well as economic project management
Languages: Very good German skills in spoken and written form for contract negotiations, project coordination and communication with clients and authorities
