Role:

On behalf of a client, we are looking for an experienced professional for construction project management, construction management and the operational construction execution of demanding building projects in the environment of general and total contracting. You will independently manage construction projects and ensure an economical, timely and high-quality implementation from execution planning to handover. The focus is on cost and schedule control, contractor tenders, contract and billing management as well as the leadership and coordination of all executing trades. The position combines comprehensive project responsibility with entrepreneurial scope for action and the opportunity to technically and economically optimise complex construction processes.

Responsibilities:

• Independent project management of building projects with responsibility for operational construction execution, project organisation and achievement of economic and technical project goals

• Scheduling and construction process control including creation and monitoring of overall schedules, control of key milestones and initiation of appropriate measures in case of deviations

• Construction cost controlling and budget monitoring with ongoing control of project costs, cost forecasts and billing using construction administration software

• Preparation and execution of contractor tenders including creation of specifications, obtaining offers and evaluation of contractor bids

• Award and contract management including preparation of award decisions, negotiation of contractor services and coordination of contractual project execution

• Leadership and coordination of all contractor services with management of subcontractors, executing trades and project-relevant interfaces on site

• Quality management in construction execution with monitoring of quality requirements according to project manual, internal QM standards and technical requirements

• On-site control of execution planning with examination of technical feasibility, coordination of constructive details and clarification of planning deviations

• Measurement and contractor billing with recording and checking of performed construction services, control of time sheets and processing of final accounts

• Organisation and execution of construction inspections including quality checks, defect recording, follow-up and coordination of project handover

• Warranty and guarantee management with planning, ordering, management and monitoring of warranty work as well as coordination of defect rectification

• Leading construction and contractor meetings with structured minute-taking, monitoring of agreed measures and ensuring transparent project communication

Qualifications:

• Completed basic construction training, for example as a draughtsperson EFZ specialising in architecture or in a construction trade, with further training as a federally certified construction manager, technician HF construction planning or comparable qualification

• Several years of professional experience in project management and construction execution of building projects, preferably in the environment of general or total contracting

• Sound knowledge in construction cost management, schedule control and quality assurance as well as practical experience in the economic and technical management of complex construction projects

• Proven experience in tenders, contractor awards and contract management including measurement control, invoice verification and final accounting

• Confident handling of construction administration software, ideally PROVIS, as well as good user knowledge of Microsoft Office and digital project management tools

• Strong leadership and negotiation skills with entrepreneurial thinking, assertiveness, high resilience and structured working method

• Very good German language skills in spoken and written form for contract negotiations, client discussions, project documentation and leading construction and contractor meetings
