Construction Manager Building Construction (m/f/d)

Role:

On behalf of a client, we are looking for an experienced professional as a project manager / construction manager building construction for the independent realisation of demanding residential construction projects and high-quality condominiums within an established Swiss architectural and general contracting environment. You will take overall responsibility for construction projects from execution preparation through construction management to turnkey handover and coordinate all involved specialist planners, authorities and companies. You will be responsible for compliance with quality, cost and schedule requirements, accompany tenders and contract awards, and ensure technically and economically successful project execution. The position offers a clear development perspective towards department management with possible entry into executive management, as well as a company car for private use and attractive employment conditions.

Responsibilities:

• Project and construction management building construction: Independent management of demanding new build and residential construction projects from execution preparation to construction acceptance and handover

• Overall project responsibility: Control of all technical, organisational and economic project processes within architectural and general contractor projects

• Site coordination: Organisation and supervision of construction execution, contractor services, construction processes and site logistics

• Specialist planner and contractor coordination: Coordination with architects, structural engineers, building services planners, authorities, suppliers and executing companies

• Schedule and construction programme planning: Creation, monitoring and updating of construction programmes, schedules and project milestones

• Cost and budget management: Control of project budgets, cost developments, change orders, contractor invoices and final accounts

• Tenders and awards: Support in the preparation of specifications, tender documents, bid comparisons and award proposals

• Contract management: Preparation, review and support of contracts, change agreements and contractor services

• Quality assurance building construction: Monitoring of execution quality, constructive details, materialisation and compliance with technical requirements

• Client and authority coordination: Support of clients, owners and authorities as well as coordination of project-relevant permits and approvals

• Construction administration and controlling: Conducting construction meetings, minutes, cost controls, defect lists and digital project documentation, for example with Messerli

• Project completion and leadership perspective: Organisation of construction acceptances, defect rectifications and turnkey handovers as well as gradual assumption of higher-level leadership and organisational tasks

Qualifications:

• Education: Completed training in Swiss construction, for example as a certified construction manager HFP, certified technician HF construction planning, architect FH / ETH or comparable construction-technical qualification

• Professional experience: Several years of experience in independent construction management and project execution in Swiss building construction, preferably in high-quality residential construction

• Project and construction management: Sound knowledge in site organisation, contractor coordination, construction scheduling, quality control and project management

• Costs and contract management: Experience in calculation, tenders, contracts, change management, cost controlling and construction accounting

• Standards and regulations: Very good knowledge of SIA standards, especially SIA 118, as well as relevant Swiss building regulations and technical execution standards

• Software: Confident handling of Messerli construction administration, Microsoft 365 and digital project management and construction management tools

• Languages and mobility: Very good German skills in spoken and written form as well as driving licence category B
