Role:

On behalf of a client, we are seeking an experienced professional as a project manager for client representation / real estate development to independently manage demanding residential construction projects, new builds and comprehensive building renovations in an established Swiss real estate environment. You will take on the overall project management on behalf of the client from condition analysis and project definition through planning and realisation to turnkey handover. In doing so, you represent the interests of institutional and private property owners, coordinate external architectural and engineering offices as well as contractors, and are responsible for compliance with cost, schedule and quality targets. The position combines strategic real estate project management, client consulting, sustainable existing property development and economic project control with comprehensive responsibility for the successful implementation of demanding construction projects.

Responsibilities:

• Client representation and project management: Independent management of new build, conversion and renovation projects across all project phases from project development to handover

• Residential and real estate projects: Responsibility for planning and implementation of residential developments, building modernisations and existing properties on behalf of institutional and private owners

• Client consulting: Professional representation of owner and investor interests vis-à-vis planners, authorities, general contractors and other project participants

• Project development and feasibility: Preparation of project definitions, feasibility studies, utilisation concepts and decision-making bases for real estate investments

• Condition and potential analyses: Conducting and evaluating building condition analyses, renovation strategies, maintenance requirements and development potentials

• Cost and investment management: Preparation and monitoring of project budgets, investment costs, cost estimates and cost forecasts

• Schedule and quality management: Definition and control of project milestones, construction programmes, quality standards and performance targets

• Coordination of external planners and contractors: Leadership and management of architects, civil engineers, specialist planners, general planners and contractors

• Tenders and awards: Coordination of planner and contractor tenders, offer comparisons, award decisions and contract negotiations

• Sustainable real estate development: Integration of energy efficiency, CO₂ reduction, sustainable renovation concepts and life cycle costs into project development

• Project controlling and reporting: Preparation of project status reports, risk analyses, cost and schedule reporting as well as preparation of decision proposals for owners and investors

• Building acceptance and project completion: Client-side support of acceptance, defect rectification, final accounts and turnkey handovers

Qualifications:

• Education: Completed studies as architect FH / ETH, civil engineer FH / ETH or comparable higher education in construction and real estate

• Professional experience: Several years of experience in project management of building construction, residential construction, conversion and renovation projects in the Swiss real estate and construction environment

• Client representation: Practical experience in client-side project control, owner consulting and leadership of external planning teams is an advantage

• Project and cost management: Sound knowledge in investment planning, budgeting, cost controlling, schedule management and construction-specific risk management

• Real estate development and sustainability: Experience in condition analyses, renovation strategies and feasibility studies; further training in sustainable building, ESG or real estate management is an advantage

• Standards and contract law: Knowledge of SIA standards, especially SIA 102, SIA 112 and SIA 118, as well as experience with tenders, contracts and award procedures

• Software and languages: Confident use of Microsoft 365, project management and construction administration software as well as very good German skills in spoken and written form
