Project Manager Building Construction (m/f/d)

Role:

On behalf of a client, we are looking for an experienced professional for site management and project execution of demanding building construction projects. You will take operational responsibility for construction execution and ensure compliance with costs, deadlines, quality, and safety requirements. The focus is on local site management, tendering and pricing according to NPK, contractor coordination, as well as construction cost and change order management. The position combines technical site leadership, independent project organisation, and comprehensive responsibility from tendering to construction acceptance and warranty phase.

Responsibilities:

• Independent local site management of building construction projects during the realisation phase according to SIA 102 and SIA 118

• Monitoring and control of construction execution regarding execution quality, contracts, planning documents, building regulations, and safety requirements

• Creation and ongoing monitoring of construction programmes and schedules including coordination of construction processes and initiation of measures in case of schedule deviations

• Responsibility for construction cost controlling including budget monitoring, cost forecasts, invoice verification, and preparation of construction accounting

• Preparation of specifications and pricing according to NPK as well as preparation and execution of tenders

• Obtaining, checking, and comparing contractor offers as well as conducting award negotiations and preparing contracts

• Coordination and leadership of contractors, tradespeople, and specialist planners as well as coordination of individual trades on site

• Organisation and leadership of construction meetings including minute taking, action item tracking, and documentation of construction progress

• Review and processing of change orders and extra work as well as ensuring contract-compliant and economical project execution

• Coordination with clients, authorities, and other project participants on technical, organisational, and building law issues

• Conducting construction inspections, partial acceptances, and final acceptances including preparation and follow-up of defect lists

• Management of warranty and guarantee matters including monitoring defect rectification and coordinating necessary follow-up work after handover

Qualifications:

• Completed vocational training in construction, preferably as a bricklayer EFZ, draughtsperson EFZ specialising in architecture, or in a comparable construction-technical field

• Further training as a certified building construction site manager HFP, completed or near completion

• Several years of professional experience in local site management and site organisation of building construction projects in Switzerland

• Sound knowledge of Swiss SIA standards, especially SIA 118, as well as the standard position catalogue (NPK) and relevant construction contract basics

• Confident use of Messerli, Delta Project, and MS Project for tendering, cost control, construction administration, and scheduling

• Experience in leading and coordinating contractors as well as in pricing, awarding, change order management, and construction accounting

• Fluent German skills in spoken and written form as well as willingness for occasional on-call duty according to project deployment
