Over the past ten years, we at crowdhouse (Switzerland) AG have evolved from one of the most successful start-ups to one of the most significant real estate asset managers in Switzerland. We have revolutionised property ownership and made the purchase and sale of investment properties transparent, accessible, and efficient through our proprietary software. Today, we are responsible as asset managers for a residential property portfolio valued at around CHF 1.8 billion.
We are now facing our next growth phase, aiming to break into the top 10 largest Swiss real estate asset managers within the next five years. Our mission is to actively create more living space. Therefore, we specialise particularly in larger residential construction projects (generally from CHF 20 million GAV). We accompany the development, construction, and initial letting and subsequently take over the intergenerational management of the properties.
Job Summary
Crowdhouse develops its own pipeline with an affiliated company and primarily purchases residential properties off-plan from third-party developers, realising them in its own co-investment companies (single-asset club deals). Our investment decisions are based on potential analyses, feasibility studies, construction descriptions, floor plans, contracts for work, and business plans according to Swiss GAAP FER. Due to our growth, we now require a role that consolidates full responsibility for our construction and development projects: from acquisition through realisation to handover to property management.
As Lead Asset Management Construction & Development, you report to the CEO, CIO, and Director Asset Management and work closely with the Director Investment Management. You represent the client, our co-investment companies, and their investors vis-à-vis general contractors, planners, and authorities. You are the key contact for a crowdhouse-affiliated development and construction company and incorporate the construction perspective into our business plans. You work deliberately lean: with a network of external specialists, with AI, and with crowdhouse OS, our proprietary software platform.
What you will achieve
Construction Technical Standards & Governance: You develop our standards for acquisition, realisation, and handover – from checklists and minimum requirements for construction descriptions to cost benchmarks according to BKP/eBKP and reporting standards. Together with Legal, you also develop template contracts for development and general contractor contracts.
Technical Due Diligence: You assess construction descriptions, plans, contracts for work, and project documents, evaluating construction quality, costs, and technical risks – for projects as well as existing properties.
Business Planning & Investment: You provide the construction assumptions for business plans according to Swiss GAAP FER, validate DCF valuations from a construction perspective, and collaborate with Investment Management on property and transaction strategies as well as investment memoranda.
Investment Committee: You translate your technical assessment into clear decision-making bases and recommendations – including deal breakers, risks, and price relevance.
Client Representation & Project Management: You lead external client representatives, specialist planners, and experts, managing schedules, quality, and costs. You decide which services are provided internally and which are outsourced. You are also responsible for preparing corresponding reports for our management and our investors.
Contract Management: You ensure that contracts for work, order changes, and amendments comply with the assignment, negotiate them, and actively manage them.
Controlling, Acceptance & Handover: You conduct cost forecasts against the business plan, check payments based on payment schedules and construction progress, and are responsible for reporting, acceptance according to SIA 118, defect and warranty management, as well as the documented handover to property and operations management.
Construction Projects in Existing Portfolio: You are responsible for larger projects such as complete renovations, extensions, and replacement new builds and develop development, maintenance, and renovation strategies together with Asset Management.
crowdhouse OS & Automation: As domain owner for construction, you integrate processes and real use cases into our platform.
Technical Leadership: You coach the asset and investment management teams on construction-related issues and are the central technical contact for construction and development.
What you bring
Degree in architecture, civil engineering, or construction management (FH/ETH), supplemented by further education in business or real estate finance (e.g., MAS, CAS, or CUREM)
Over 15 years of experience in Swiss residential construction and development projects – on the contractor side (general contractor/main contractor) as well as on the client or investor side
Proven responsibility for residential construction projects from CHF 20 million from development to initial letting
Experience with forward deals or off-plan purchases as well as in-depth knowledge of development and general contractor contracts
Excellent knowledge of SIA 118, BKP/eBKP, and NPK as well as experience in cost, schedule, and quality control
Solid knowledge in business planning, real estate valuation (DCF), and accounting according to Swiss GAAP FER
Experience in leading external client representatives, planners, specialists, and contractors
Ability to concisely prepare technical and financial matters for the investment committee as well as investors
Openness to reorganise your work with AI and crowdhouse OS
Entrepreneurial thinking, strong decision-making and assertiveness skills, and independence: you represent the interests of investors even vis-à-vis affiliated partners
Fluent German and good English skills; French and Italian are a plus
