Over the past ten years, we at crowdhouse (Switzerland) AG have evolved from one of the most successful start-ups to one of the most significant real estate asset managers in Switzerland. We have revolutionised property ownership and made the purchase and sale of investment properties transparent, accessible, and efficient through our proprietary software. Today, we are responsible as asset managers for a residential property portfolio worth more than CHF 1.8 billion.
We are now facing our next growth phase, aiming to break into the top 10 largest Swiss real estate asset managers within the next five years. Our mission is to actively create more living space. Therefore, we specialise particularly in larger residential construction projects (usually from CHF 20 million GAV). We accompany the development, construction, and initial letting and subsequently take over the intergenerational management of the properties.
Job Summary
As an Investment Manager, you will work closely with the Director of Investment Management and be responsible for the analytical and operational implementation of key strategic initiatives. You will play a major role in shaping the business planning according to Swiss GAAP FER and take the lead in active portfolio management, including the annual MEXIT planning.
What you will achieve
Preparation of business plans according to Swiss GAAP FER for our property-specific corporations
Active portfolio management: analysis of the existing portfolio by cost/revenue, identification of optimisation and divestment potential (MEXIT annual planning)
Creation of property strategies, analyses, and investment scenarios
Property valuations of yield properties and construction projects using the discounted cash flow method and other procedures
Location and market analyses
Preparation of reports and due diligence reviews with investment recommendations for our investment committee
Professional support and representation within the investment management team on complex issues
What you bring with you
University degree in business administration, economics, architecture and/or civil engineering
Further training in real estate development / real estate management / valuation (CAS Real Estate Valuation, MAS in Real Estate Management, CUREM) is an advantage
Sound knowledge in preparing business plans according to Swiss GAAP FER
Several years of professional experience in a comparable position
Experience in portfolio management, ideally in the Swiss yield real estate market
IT skills: advanced knowledge of MS Excel/Google Sheets
Fluent German and English skills
Technical and mathematical understanding
