Senior Client Representative (m/f/d)
Salary - CHF140,000 - 145,000Role:
On behalf of our client, we are looking for an experienced individual as Senior Client Representative / Project Manager Real Estate for the owner-side overall management of demanding residential construction projects. You will be responsible for new build and refurbishment projects across all relevant SIA phases and manage external planners, contractors and specialists with regard to costs, deadlines and quality. Additionally, you will be involved in real estate development, acquisition, due diligence and profitability analysis and bring the perspectives of use, operation, marketing and sustainability into the projects. The position combines strategic client representation and project development with operational project management and high financial responsibility.
Responsibilities:
Assuming owner-side overall responsibility for demanding new build and refurbishment projects in the residential real estate sector
Managing projects through the relevant SIA phases from project development and planning to realisation and handover
Leading and coordinating architects, specialist planners, general/total contractors, site management and specialists
Responsibility for cost, schedule and quality management as well as ongoing project controlling and reporting
Participation in project developments considering usage concepts, operation, marketing, profitability and sustainability
Preparation, review and negotiation of planner, work and service contracts
Verification of construction cost estimates, cost forecasts, awards, change orders and final accounts
Conducting risk, variant and profitability analyses as a basis for investment and project decisions
Supporting real estate acquisitions and technical due diligence as well as assessing development and realisation potentials
Preparation and review of profitability calculations and investment bases for residential construction projects
Participation in negotiations, financing matters and loan applications as well as preparing corresponding decision-making bases
Representing owner interests vis-à-vis planning partners, contractors, authorities and other stakeholders
Qualifications:
Completed studies in Architecture FH/ETH, Civil Engineering FH/ETH or comparable higher education
Further training in construction, project or real estate management, for example CUREM, is an advantage
Several years of experience in client representation, project development or overall project management of demanding Swiss building projects
Sound knowledge of SIA processes, project management as well as cost, schedule and quality control
Experience with planner and work contracts, construction cost management, due diligence and profitability calculations
Proven experience with residential construction projects, ideally in rental housing and condominium sectors
Fluent German skills as well as good English skills
