Over the past ten years, we at crowdhouse (Switzerland) AG have developed from a start-up into one of the largest real estate asset managers in Switzerland. We have revolutionised property ownership and made the purchase and sale of investment properties transparent, accessible and efficient through our proprietary software. Today, we are responsible as asset managers for a residential property portfolio worth around CHF 2 billion.
We are now facing our next growth phase, aiming to break into the top 10 largest Swiss real estate asset managers within the next five years. Our mission is to actively create more living space. Therefore, we specialise particularly in larger residential construction projects (usually from CHF 20 million GAV). We accompany the development, construction and initial letting and subsequently take over the intergenerational management of the properties.
Job Summary
crowdhouse primarily purchases residential properties off-plan - from our own development pipeline and from third-party developers. We thus invest in projects that have not yet been built at the time of purchase. Our investment decisions are based on construction descriptions, plans, contracts for work and services, and the ability to derive construction quality, risks and long-term value retention from these. At the same time, we accompany the projects until completion and then take over asset management throughout the entire lifecycle. With our growth, it is no longer sufficient to assume this responsibility sporadically. For the first time, we are therefore creating a function that consolidates all technical responsibility - from acquisition through realisation to the portfolio.
You will define the standard by which crowdhouse assesses construction quality in the future. You will help decide the criteria by which we invest, represent our interests during realisation and develop an organisation that grows with our portfolio.
What you will achieve

You develop our technical standards for acquisitions, realisation and portfolio management.
You define checklists, minimum requirements, cost benchmarks and reporting standards.
You decide which services are provided internally and which are outsourced.
You build and professionally lead a network of specialists.
You make investments decision-ready
You assess construction descriptions, contracts for work and project documents.
You evaluate construction quality, costs and technical risks.
You derive lifecycle and renewal costs.
You provide the Investment Committee with a clear recommendation including deal-breakers and price relevance.
You represent crowdhouse during realisation
You lead the external client representation.
You monitor deadlines, quality and costs.
You are responsible for construction progress reports.
You manage change and additional work management.
You ensure long-term value retention
You are responsible for acceptance and warranty processes.
You accompany the transition to operations and asset management.
You prioritise maintenance and renovation strategies in the portfolio.
What you bring
Degree in architecture, civil engineering or construction management (FH/ETH) or equivalent qualification.
Several years of experience in Swiss residential construction projects on the client, investor or principal side.
Several years of experience in technical due diligence, client representation and project management.
Experience with forward deals or off-plan purchases as well as general contractor/subcontractor models.
Very good knowledge of SIA 118, BKP/eBKP and NPK.
Experience in cost, schedule and quality control.
Experience in managing external planners, specialists and contractors.
Ability to prepare technical matters understandably for investment committees and investors.
Entrepreneurial thinking as well as strong decision-making and assertiveness skills.
